If we feel we can meet the investor’s goals, we formally take them on as a client and begin the property search on their behalf.

Thorough Evaluation

After sourcing a property, we present a detailed risk assessment and preliminary cost calculation. This includes renovation projections, anticipated market value post-renovation, and any potential extensions or unique costs specific to the developer.

Official Contracts

All property transactions are conducted through Dubai Land Department’s official Contract F, ensuring transparency and compliance with government standards.

Secure Payment Handling

For investor peace of mind, all cheques or wires provided for the property acquisition are held by a Trustee in Dubai. Funds are only released to the seller and UNTD Investment Group upon successful transfer of the property title.

Sales Agreement

We charge a 2% fee on the property value at this stage, covering acquisition and initial project set-up.

Contractor Selection

We present a selection of premium contractors known for delivering luxury turnkey homes. The investor makes the final choice, with our recommendations based on quality standards and previous successful projects.

Detailed Planning

After contractor selection, we develop architectural plans, renderings, and secure necessary permits (typically within 1-2 months).

Investor-Driven Decisions

The investor retains full control, approving each stage and expense. We strictly adhere to this policy, providing guidance and support without making any decisions independently.

Active Oversight

We handle all local dealings, giving weekly or monthly updates as preferred, ensuring the investor is informed and supported throughout the renovation process, which typically spans 10-11 months.

Comprehensive Marketing

Once renovations are complete, we publish the property across all major portals, organize open-house events, and create a promotional video to maximize exposure.

Closing the Sale

Upon securing a buyer, we enter the sale process with Contract F, ensuring transparent and official transfers (usually within 30-45 days).

Standard Commission Structure

In Dubai, it is standard practice for each side of a property transaction to pay a 2% commission. Typically, the seller’s agent charges the seller 2%, and the buyer’s agent charges the buyer 2%.

Investor Savings

If we source the buyer directly, we charge only the buyer a 2% commission, which allows the investor to avoid the selling agent commission entirely—maximizing their profit. If an external agent brings the buyer, they retain their 2% from the buyer, while we receive 2% from our investor to represent them in the sale.

Seamless Payout

The investor receives payment through their chosen method once the sale is finalized, concluding the project with all goals achieved.
